Basements are Different - Finishing Series Part 1

Have you ever thought about how basements are different? Here is the big issue. Basement space and upstairs spaces are different. What’s the distinction? Water. And it’s the issue in finishing a basement. Before you dismiss the issue because you don't have a basement that leaks groundwater, consider these:

Plumbing leaks– water flows downhill. Your basement is a pit in the ground. Thus, a leak anywhere in the house floods the basement.

Vapor Transmission– water in vapor forms comes through the porous concrete and evaporates off the surface into the basement. When you put material against the surface of the floor or walls and trap the water vapor there moisture builds up to levels where mold can grow.

Condensation– develops when warm humid air enters the basement and is cooled on the basement walls and floor surfaces.

Wicking– (also called capillary action) occurs when water in liquid form soaks through porous materials. Concrete is porous, and when it’s wet on one side, it soaks the water to the other side like a sponge. This is very common on concrete block walls.
