Basement on a Budget

If you are looking for ways to save on your basement finishing project there are several things you might consider.

- Square Footage - you don't have to finish the entire basement. Real estate agents recommend 30-50% of the basement be left for storage for re-sale purposes. If you finish the entire basement, where is all of your storage going to go? your garage and your closets will be completely stuffed! Think about your favorite room upstairs, would that room work for you downstairs?

- Bathrooms - any builder will tell you, the two most expensive rooms in a home are the kitchen and bathroom. There is a lot of construction detail in these rooms that make it all work. If you are looking to reduce cost consider living without a bathroom in the basement, or go simple with a half bath with a pedestal sink and toilet.

- Don't add bedrooms that you don't need - If you already have 4 bedrooms and you won't see much increase in property value by adding a 5th. you could consider a pullout couch in the basement for when you have guests. Ask yourself, how often will the basement bedroom really be used? Is it worth the extra investment if it will only get used a few times a year?

- Closets - don't add extra closets./ Closets require extra walls, doors, shelving and lights. If you need extra storage use the unfinished space in the basement.

Remember the price depends on how big of an area you finish, what features and options you decide to have in it - and that's up to you! You get what you pay for, and if you do it right, it will last.
